Lookin' for a place to rent in KC... Any recommendations? No one seems to want to rent to me for 6 months! House? Townhouse? Apt? HELP!

I’m finding myself watching more HGTV everyday, and Im becoming obsessed with real estate
but financially, my wife and I are a long way from home ownership, especially in the DC area
Yea, I watch those shows a lot
And I’m pretty surprised as to the home values and how much first time home-owners are able to spend (and how little they put down). I’m guessing a lot of these shows were filmed during the real estate bubble because our experience was much, much different.

i was watching a ton of them over the past year
and they definitely were from an obsolete era. you look at the couple on the show and you’re like "how in the world are they going to put a down payment on this huge house?! and then they get financing with no down payment, and you say, “well, good luck with that”. it can be a great deal if everything plays out right, but then again…. (And don’t get me started on the crappy real estate lady who hosts one of the first-time-buyer HGTV shows—the epitome of a crappy agent.)
@RR – if you’re really interested, take a look at FHA loans (if you haven’t already) ~3.5% down, and with rates under 5% at times, you could get a $400k home with a mortgage around $2 – 2.5k per month. it costs that much to rent here in L.A., so the decision was made for me (and my wife). (Hence the signature quote from Old School)
Well, um, actually a pretty nice little Saturday, we're going to go to Home Depot...buy some wallpaper, maybe get some flooring, stuff like that. Maybe Bed, Bath & Beyond, I don't know...I don't know if we'll have enough time.

the shows I have seen recently are people who bought houses 2-3 years ago and are now trying to sell
and they’re crushed that they can’t flip their house for a $50,000 profit

I can see buying a condo
If you don’t want to take care of a house. Houses have TONS of hidden costs people don’t think about – insurance, utility costs, HOA dues in some cases, and maintenance, lots of maintenance. Condos can help you avoid a lot of the maintenance costs and can reduce a lot of the utility costs. When our youngest heads to college, I am pushing my wife for us to get a condo. I hate mowing the lawn.
I don’t see the point of buying a condo simply to flip it. Lots of people did that in downtown KC and now they’re left holding the bag hoping for a market that never was there.
@Sage – thanks for the tip, though we already bought our house. Are FHA loans only available for first time home-buyers? We got a pretty good rate regardless I think 4.75.
Anyone else into real estate know anything about this tax credit for home buyers? Like I said, we weren’t first time homebuyers, but we did buy a house last year – I thought I heard something about Congress passing a new tax credit.

And I was one of the downtown suckers. I wasn’t necessarily planning on flipping the place, but I figured if and when I was ready to settle down in a house in the burbs (as I am now, over four years after I bought the place), I thought I’d be able to at least get the money back that I put in (and would have been happy with that outcome). I figured that buying a property in a neighborhood that has had about $2 billion worth of investment since I purchased it was a decent move. Whoops. Now Mrs. Sweep the Leg’s biological clock is ticking and we’re stuck in a 1300 square foot condo. Maybe we can just stick the kid in a dresser drawer.

I'm no expert
But I’d say it’s definitely better than the condo sales market. The problem is that some of the originally-intended condo buildings have been turned into rentals, putting more rental units on the market. Of course, some of the rental buildings that used to be available were turned into condominiums by developers who were late to the game and tried to jump on the last wave of condo building successes.
Ultimately, the biggest issue isn’t that people don’t want to live there, or that every condo unit is overpriced/overvalued. That exists to some extent (some buildings/areas of downtown are worse than others price-wise). The problem is that the small-down-payment lending has completely disappeared. So, you’ve got hordes of single, mid-20’s-to-early-30’s professional buyers (your target demographic for condos), who would probably rather pay a mortgage than $1000+ in rent every month to live downtown, but they can’t buy because they don’t have $20,000+ to bring to the table to get the loan (unless mom and dad help out). I don’t see things turning around in terms of sales numbers unless and until the lenders start writing 5% down (or less) loans.
Also, the term “condo” itself has taken on a completely toxic connotation with big banks due to places like Miami, Las Vegas, Phoenix, etc., where there was MASSIVE overbuilding and entire buildings still sit almost empty. A downtown KC “condo” isn’t really the same thing.

I was talking more about people that purchased condos but didn’t even live in them, hoping to turn around and flip them to young rich urbanites that didn’t exist. Tough to build a vibrant downtown when a large chunk of your property owners live in south Johnson County.

Regardless of my intent versus the rental property/flippers, I’m still caught up in the mess of it. The worst part isn’t even financial, it’s that my wife and I are essentially forced to put the next stage of our lives on hold. Most likely, I’ll just have to suck it up in the next year, take the big hit, and get out however I can if we ever want to start a family. Neither one of us is getting any younger.

my FHA comment was for royalsreview — i figured my recent experience in the L.A. market was probably not too dissimilar from what he’s seeing now in D.C.

… now i’m getting started. a quick google of her will (would help if i could remember the name) show plenty of web boards around deriding her bad business practices — my favorite is the beginning segment of each show where she fattens up the clients by showing them some great houses that are WAY out of their price range, just to raise the clients’ idea of what they should spend.

Butler’s agent was waiting by his vehicle during the last homestand while Billy was standing around shooting the shit and signing autographs (Billy’s a great guy, by the way — his wife is about as nice as they come as well). He said that they’d be very willing to consider an extension but it hadn’t been brought up by the Royals (and he seemed to imply that Butler’s side weren’t going to be the ones to bring it up).
So we will trade him probably for Mike Jacobs.

Billy had bought a house in Idaho Falls while with the Chukars, and he still made that his permanent residence. Which seems really odd for a kid who grew up in Florida. But then I’ve never been to Idaho, so maybe it’s like Eden. Still, I don’t know why you wouldn’t buy another place in KC. Barring a trade he’s not going anywhere for a while.

Idaho is hardly Eden
…or, at least, southern Idaho isn’t (I’ve never been through northern Idaho). I drove across southern Idaho many times as a college student between Kansas City and Portland. Boise is pretty nice, but parts of that state include some of the most depressing stretches of land I’ve ever seen. I used to pray for my car not to break down while on the road there (which is mildly ridiculous, since it was a Honda Accord, and you can drive those things til the wheels fall off). My best friend from college is also from Idaho Falls, and I still hear horror stories about living there. I wouldn’t mind living in Boise, but the rest of the state? Pass (no offense to any Idahoans out there, or to Billy Butler if he ever happens to read this in between burger bites).
Can't be any worse than Southwestern KS.
SW Kansas has blizzards and snow shit during the winter and basically desert like during the summer. Worst of both worlds.

I vaguely recall
reading that Billy is a big fan of hunting and fishing (as is typical for those named Billy Ray) and that he enjoys the area for those reasons as well.
